Child Safety Notice
The pool is unfenced and there are no pool-door alarms — these conditions make the property unsafe for children without constant, close adult supervision. The 8-acre grounds are rustic, with uneven terrain and potential wildlife, and the garage game room is not climate-controlled. Parents and guardians are responsible for supervising children at all times.

The listing advertises up to 16 overnight guests across 5 bedrooms and 6 beds, plus a sofa bed and air mattress. Overnight occupancy and approved event attendance are separate limits — gatherings beyond your registered group need advance host approval.
The hot tub heats via the guest iPad anytime (max 102°F). Pool heating is available by advance arrangement with the host — currently draft terms of $150 per reserved night with a two-night minimum and at least 48 hours notice, pending owner confirmation. Message us before you book if a warm pool matters to your trip.

Pebble Farms is not lakefront and has no private lake access — but public parks, swim beaches, and boat ramps (Comal Park, Potters Creek, Jacobs Creek) are minutes away, and Canyon Lake Marina rents boats and watercraft.
Fast Wi-Fi, fresh linens, bath and pool towels, starter laundry pods and dryer sheets, a propane grill, and the garage game room are provided. Bring your own firewood for the fire pit, and sign in to your own streaming accounts.
Check-in is 3:00 PM and checkout is 11:00 AM. Quiet hours run 12:00 midnight to 7:00 AM. No pets (service animals welcome), no indoor smoking or vaping, and only registered guests plus host-approved visitors.
